Yesterday, we spent the day doing real estate stuff, We are looking at another place. We’re in out mid-70s now and our house is larger than we need and mowing, raking, and house repairs are not the “funnest” things to do…
We had put an offer on a place for 55+ active seniors and the we spent most of the day hasing out the offer, counter offer, and the counter-counter offer… we offered full price, cash sale, but asked for some of the furniture that had been installed. Televisions that been installed on the wall with hidden channels to hide the wires, and a few other things, like book case (that look like they are installed, but really are not.
The woman who owns the place is going into an assisted living facility (cost $5,000 to $8,000 a month) and the daughter is handling the Trust Sale and I think she is worried that Mom will use up all of the Daughter’s “inheritance…” I hate that when the children think that the parents should not burn up all of their own money for their own well being… I actually do not know if this is happening here, I’m just guessing.
We are going to make one last “all in, final offer” and we are reducing the cash offer and if they take the television, they must repair the wall and remove the in-wall wire channel and patch and paint it in a “Workmanlike Manner” which is a legal term which means that any repair work must be done to the standard of quality expected from a Skilled Professional in the field.
We do not want some joker to just slap up some wallboard, spackle, and slop some paint over it…

Here is the US the standard commission for selling a property is 6%. There is the listing agent (seller’s agent) and the buyer’s agent. If the seller’s agent also finds the buyer, they get it all. (Half goes to the agency that the real estate agent works for and the agency gets half. If the buyer’s agent works for another company, the two split the commission, with all getting 25%, each agent get one quarter and each agency gets one quarter.
Some real estate agents get rich, other (who might not be so aggressive…) probably need part time work to get food on the table…
